Depends what you're actually trying to track. If it's occupancy rates and ADR by neighborhood, most hosts I've talked to end up using a combination of their PMS exports and a dedicated analytics layer on top. The raw Airbnb host dashboard just doesn't cut it once you're managing more than two or three listings.

For market-level data, something like Nightlydata gives you a cleaner picture of what comparable listings are actually earning versus what they're asking, which matters a lot when you're setting seasonal pricing.

The mistake I see constantly is hosts optimizing for occupancy when their market is actually rate-sensitive. Pull 90 days of comp data before you touch your pricing strategy, seriously. The numbers usually tell a different story than your gut does.
